Neighborhoods with properly drafted and enforced covenants or architectural standards have been shown to retain property value better than those with poorly enforced covenants or no standards at all. Neighborhoods that follow their covenants and standards tend to be safer, visually appealing, maintain better relationships with local governments, and better retain or increase the investments homeowners have made to their properties.

All improvement projects affecting the exterior of your home must be submitted to the Architectural Review Committee for approval. This includes roofing, house or fence construction, remodeling, painting, staining, adding concrete and applying new siding, among others. The only improvement that does not require ARC approval is painting your house the same color it currently is.
The Declarations of Covenants, Conditions and Restrictions for Nelson's Creek Subdivision specify that: For new house additions, each applicant shall submit to the Architectural Review Committee the following documents, materials and/or drawings:
a. Site plan indicating specific improvement and indicating Lot number, street address, grading, surface drainage and sidewalks.
b. Complete construction plans shall include exterior elevations clearly indicating flues or chimneys, type and extent of siding, roofing, other faces and/or veneer materials.
The Acceptable Roofing Materials List for the Nelson's Creek Subdivision now includes a selection of materials that are available at most home improvement stores. The ARC is always open to suggestions on enhancing the process and welcomes the input of our neighbors via telephone or in person at our meetings.
